At Younis Enterprises, LLC. , our portfolio of leased properties range from medical
practice, office, educational facilities to big box retail shopping centers.
What lease terms are available at Younis Enterprises?
We try to tailor the lease to fit your needs. Usually a minimum of a 3 year lease
which is negotiable.
What types of rent are available?
Triple Net and other rent terms will be negotiated.
How can I get more information about a specific space?
The easiest way is to use our online form from our website, found under the Tenants
Tool Tab. Simply fill out and submit the form and we will get back with you shortly.
Will any funds be due at signing?
Two months deposit is required at signing (one is for rent, the other is kept on
reserve as the safety deposit).
What is a common area and who is responsible For it?
Common Areas are areas in a multi-tenant building that are utilized by all of the
tenants. Examples of these areas can include the lobby, elevators and restrooms.
All of the tenants in the building are financially responsible for the Common Areas
and pay rent on them, although Younis Enterprises, LLC. maintains these areas. The
cost per tenant will be determined by square footage.
Will the lease have a permitted use clause outlining how the premises can be used?
Yes, in order to provide exclusive use rights allowing all our tenants to move into
a building or retail area without worrying about a direct competitor moving within
the Younis Enterprise lease area.
How long does the leasing process normally take?
Anywhere between 1 and 4 weeks. Younis Enterprises, LLC will assist the tenant to
speed the process.
What is the square footage of the office or retail space?
Each commercial lease space has their equivalent approximate square footage listed
on the website. Please refer to the website or contact the office for exact footage.
How much security deposit do you charge the tenant?
As a general rule of thumb, we usually require one month’s rent for deposit.
How do you handle maintenance requests?
Tenants may fax their requests to us, but most fill out an online form on our website.
This form can be found under the Tenant Tools tab. After we receive a maintenance
request, we may contact the tenant and ask them questions which will help us determine
the exact nature of the problem before sending a service technician. We also make
sure it is not something the tenant can fix for themselves (ex: tripped breaker)
before your money is spent on a service call.
After determining that it is a legitimate problem, we will send an appropriate service
company to make the repair. We tell our tenants that we are usually able to handle
most repair requests within 1 to 3 working days. Comfort items such as heat, air
conditioning or no hot water, receive highest priority and are usually attended
to the same or next business day.
Do I need any insurance?
Yes, while we have insurance to cover the building, common areas and parking lot.
You will need business renters insurance to cover all contents within your office
and for any damages the operation of your business may cause to the property. Requirements
are specified in the lease agreement which includes listing Younis Enterprises on
the insurance policy.
